Suggestions/Reminders:
- Do Not Store photographs, electronics, sentimental items, or private information (Social Security Numbers, Bank Account Numbers; etc.). For many reasons: Units will reach severe temperatures of over 130 degrees in the summer and can distort or melt things things of heat sensitive chemistry. Possible Theft; or unpaid balance of monthly rent, in which all items are auctioned and unretrievable.
- Use cotton sheets or blankets to cover your furniture. (plastic will sweat)
- Place your more valuable items toward the back of the unit, and things you may want to access more frequently to toward the front.
- Make an inventory of your items and store it at home.
- Use Uniform box sizes for easy stacking.
- List contents of boxes on outside of box, number the boxes and seal with tape.
- Dishes and glasses should be wrapped in paper and packed in sturdy boxes.
- Pictures and mirrors should be wrapped in cardboard marked fragile and stacked on end.
- Shovels, hoes, rakes and hoses can be stored together in empty trash cans.
- If you stand a matress on its side, prop it up so that it stands straight. Otherwise it may bend and become lumpy.
- Do not place heavy or sharp objects on top of upholstered furniture.
Additional Important Information:
- Resident Manager: Bruce Franklin is our resident manager and lives in the apartment on the premises. If you have questions or problems you can contact him at 816-254-1144.
- Daily Manager: RJ Wilson will be in the office between the hours of 9AM and 4PM to accept payments, move in new tennants, and other services.
- Office Hours: Monday- Friday 9AM - 6:00PM. Saturday-Sunday 10AM - 2PM.
- Payments: Visa, Mastercard, Discover and American Express are accepted in office or over the phone. Checks are accepted via snail mail or in office, or we have a convenient mail slot on our front door (although no receipt is given.) Also,cash is accepted in office or through our mail slot. We now have the capability of taking payments by credit/debit card at any time of the day, per our availabilty. Just call for info.
- Rent/Fees: Rent is due on the 1st day of every month. If your rent is not received before the 3rd day of the month, you will be locked out (denied access) at the gate. Additionally, on the 10th of the month a late fee of $10.00 is assessed and your unit will be overlocked with a yellow lock. Returned checks are assessed a $15.00 fee. NO STATEMENTS OR BILLS ARE SENT.
- Gate Hours/Access: You may enter the premises within the hours of 5:00AM and 10:00PM 24/7. You should enter your access code every time you enter or exit the facility, even if the gate has been previously opened by another tenant. This allows us to record your entry and exit for security purposes.
- Emergency: If you wish to contact the police while at the facility you should call the Jackson County Sheriffs Department at 816-524-4302. If you experiance an emergency please call 911. This will bring the local fire Department, Sheriffs Department or EMT's, whichever is appropriate.
Rules:
- You may not store drugs, or drug paraphenalia, parishable foods, flammable materials, explosives or any other inherently dangerous materials/items in your unit.
- If your address or phone number changes you are responsible with updating your records for the mailing of refunds, late letters or certified letters. If you will be away for an extended length of time a sufficient payment of rent or move-out is required.
- If you are storing another persons things along with your own, we require a contact number for them. If that person or yourself is an active member of the military or otherwise please notify us.
- A 7 day written notice is required upon move out to receive your rent deposit refund check, come into our office after you move out and we will assist you. Be sure your unit is swept and free of all trash and/or items.
- One lock per unit.
- You may not work on stored vehicles on the premises nor ride in the back of your trucks on the grounds.
- No human or animal residence is allowed.
- Leave pets at home do not allow them to run around the facility.
